How difficult is it to find deals in Jax and around? Looking forward to hear from local investors.

I have been an active Investor in Greater Seattle area, but now want to diversify. Heard anecdotes that jax is a great place to invest and it is still possible to have deals.

 It was rented within a week or so..we have boots on the ground to make things happen faster

 We had some major plumbing work..But Electrical was good other than the fixtures.

$1600 rent, Mortgage $1150 - maintenance cost is usually really low for first 2-3 years since its a brand new remodel.

All in all its a high class asset with strong cash flow and easy to sell when we want - best of both worlds.

We are on track building a BRRRR engine in Seattle/Tacoma area - and it keeps rolling. 15 BRRRR Deals in one year, in one of the hottest markets of the country. Hopefully we got a formula that will work over the years. Here is a latest one:

4 Bed, 1 bath, 1100 sqft in East Tacoma, Residential quiet neighborhood 

Acquisition Price: $136K

Rehab Cost: $40K

Holding Costs (Short term finance, closing etc.): $10K

After Rehab Value: $230K

Walk-in Equity: $44K (19%)

Scope of Work:  Fence, Kitchen-Bathroom complete gut out, new heaters, lighting, interior and exterior paint, floor, windows, door, fence, other handyman fixes, appliances.

What are the steps involved in getting your own construction company in Washington? Our investment group has enough volume now to get in house construction management. We got the LLC setup. As of next steps, looking for guidance on:

1. How to get the company registered as Construction company, if anything. Are there other steps to get licensed?

2. Who are the top insurance providers and price ranges?

3. How to get bonded?

Hi, I am looking for an agent in Columbus area for acquisition of Multi Family and /or Single Family Buy and Hold Rental Homes. I will be in Columbus for the next week, hence looking for an agent rather urgently.

I am from Seattle and hold a buy-and-hold portfolio here. Looking to diversify since cash flow is drying up here.

- 99%  (probably 99.9%) in BP have no experience with business outside land-lording and real estate.

- Majority in BP are just small RE investors neither have the experience nor appetite to something off beat.

If you have done your due-diligence, going to enjoy it, and just in case can absorb uncertainties, GO for it!!!

I have been investing in Seattle and Tacoma area. Now I am also looking to diversify into North-side, anywhere between Everett and Marysville. Looking for local agents who is very familiar with the neighborhoods, have time to write and tour multiple properties, and help acquire good deals. Our investment model is mostly BRRRR.
