Hello Investors in Memphis,

We are looking to expand our portfolio and considering buying multifamily in Memphis. Looking for some insights. Thanks in advance.

- How is the city outlook for Memphis? Population an job growth? 

- Do you think downtown revitalization project will have meaningful impact?

- How difficult will be to find good and reliable property management for large apartments, 50-100 units or more?

- Any specific part of the city to avoid?

Looking for good cash flow along with stability (lower turnover, evictions etc.)

Thanks for the insights. Huntsville is definitely an option, but MF/Cashflow options seem tight there. Generally speaking which parts of Montogomery are relatively safe/stable, and which part are warzone that absolutely to avoid. Any insights will be highly appreciated.

Hi All, I have been investing for a while and now considering to start in Fort, Worth Texas. My investment strategy is buy and hold, small to mid size multi-families. Looking for good cash flow, 1%-1.2%, in good B or C class neighborhood.  Do Fort Worth fit those? Want to connect with locals who are active in the market. Thanks in advance.
