I have done a few land deals in my native country india. I am getting about 20% return after adjusting for currency devaluation of Indian rupee. There is tremendous fear about land encroachment among Indian community here in U.S., and hence only very few people invest in Indian land. But in reality such encroachment are rare, maybe 2-3%. Such fear is one of the reason why opportunities exist across the globe. Just needs some thorough research and calculated risk taking.

When you say 12% cap rAte will be reduced to 6-7%, do you include interest expense too..otherwise just maintenance can't eat away almost half of rental.

@Tom G. curious what type of cap rates to expect at Tacoma ? Are there other areas around Seattle I should consider for good rental cash flow?

Checked in Redfin and looks like both north Tacoma and payallup have 2/3 br SFH in 150-170k range. Any reason u prefer payallup over tacoma? @Brady Winder

I was planning for 20k in renovation so my net cost will be 120 k and I can charge 1200 pm. 10-12% cap rate would be pretty decent

I am from Seattle are and just got my first rental on market. Here on, I am looking to build a solid buy and hold rental portfolio.

I was thinking of buying a SFH in 100k range in Tacoma area. Tacoma has some of the lowest priced rental properties in the greater Seattle area ( within 60 mins of driving). An average 2/3 bed apt rents ~1100 which should give pretty decent cash flow to start with. Are there any downsides with Tacoma in general? Tacoma is not as hot as Seattle but how is it out there? What do the experts think?
