Investing in Fort Worth

Hi All, I have been investing for a while and now considering to start in Fort, Worth Texas. My investment strategy is buy and hold, small to mid size multi-families. Looking for good cash flow, 1%-1.2%, in good B or C class neighborhood.  Do Fort Worth fit those? Want to connect with locals who are active in the market. Thanks in advance.
