Hi Everyone,

I have just gotten a SFH property under contract at Huntsville. I am looking to do my first BRRRR!

I'm looking to get an inspection done and get some estimates and bids for the rehab within the next few days. Any suggestions you have for inspectors and general contractors you have worked with in the past?

I've heard about the Outback meetings from a friend of mine and heard nothing but good things about that one. I've only started going to meetups just last week. My first one was from a "Realestate Meetup" at the Century 21 bldg near Durango/Warmsprings area. 

Think they are a group of wholesalers/flippers, but the first meet I went to was more of a intro to real estate and investing in general - good info and refresher but probably not what you are looking for... but maybe since it was my first meetup with them. 

I'm still on the hunt for a good group to network and share ideas myself. I'll try my hand on a REIA and some more meetups, hopefully something good comes out of it. If I do find a group out here I'll be sure to pass along the info!

Awesome work! Super motivated to get started after reading your story - thanks for sharing. I've been looking at the Huntsville market for a few months now, looking to do a BRRRR myself - put in 3 offers so far but sadly no success (yet!)

If you don't mind me asking, which lender do you like using for the refi?

@Shelby Ashley Welcome! I'm a newb myself, still learning as much as I can but I did narrow down Huntsville as the main market I'll be targeting, super challenging as I'm out of state but still out hunting for that deal! Best of luck!

@Will Clark are you still wholesaling in the Huntsville area? Any luck finding properties under 50-70 that need rehab? I'm looking to do a BRRRR in the area soon

Hi, I am looking to do my first BRRRR out of state, and I have a video walk through that my Realtor took to highlight some of the repairs that it needs. My question is, how do I go on about estimating the rehab work thats needed based on the video?

I've been trying to get a hold of contractors in the area and was hoping to get them to give me a ballpark estimate of how much each repair would cost to get me an idea of what to offer for the property. Most contractors I did speak with aren't all that interested if I dont already own the home. A bit of a catch 22 here as I need a contractor estimate to offer on the home but they wont estimate unless I own the home. 

What should I do here, should I just do some ballpark estimate myself (if so how do I go about it, I haven't done a whole lot of rehabs or repairs aside from my own home) and put an offer based on what I think the repairs are going to be? Any advice would be helpful on how to move forward!
