First OOS Rental Investment at Huntsville AL

Hi Everyone,

I have just gotten a SFH property under contract at Huntsville. I am looking to do my first BRRRR!

I'm looking to get an inspection done and get some estimates and bids for the rehab within the next few days. Any suggestions you have for inspectors and general contractors you have worked with in the past?

Hey Patrick - sad news, unfortunately had to pull out of this one today... Got the inspection report back and there were a ton of damages unaccounted for - foundation cracks, wood rot in the bathroom floors, roof leaks, among many others! 

Prior to that my GC estimated roughly about 15K in repairs, but with all those damages found in the report we were looking at more than double of that to get it rent ready. 

With an estimated 15K repair, the numbers worked out nicely:

With all the hidden damages that weren't accounted for originally, at about 35-40K in repairs, this one would have been a really bad deal! Anyways back to the drawing board!
