Huntsville/Birmingham Out of State Investing

Hi Everyone,

BP newbie here. I'm a bit new at out of state investing and am highly interested in the the Huntsville and Birmingham markets. As I haven't invested out of state before, was hoping to shed some light on how to go on about doing so in terms of getting a loan started. 

I'm looking on purchasing the property on a conventional loan but a bit unclear on how to go on about it. Traditionally I've gotten VA loans and FHA loans from local providers in the area. How would I go on about getting a conventional loan started for out of state properties? Do I find lenders in my own state or should I go out looking for ones in the Huntsville/Birmingham areas? Super excited to get started and would like to get preapproved so I can start making offers!
