John Anderson so normally I hear not to steer towards REO but I see those are your main investments. How is that you make profit off of those ?

Nice! I actually got my first house under contract this past Saturday.. in the process of wholesaling it but my mom objective is buy and hold! Keep it up man!

 Cool, didnt know there was such a thing. Any idea where i can hire one? And a price would be appreciated aswell, if you know

Hi,

I have some vacant properties I want to look further into but im not sure how I can do go about finding the property owner.. I have heard of skip tracing... Can anyone recommend a good website? I looked for one of the properties on the county admissions department and it wasnt listed? Anyone know the reason for this?

Hi, I'm just starting out and I've received two phone calls but I didn't know how to handle them so I eventually lost the trust in the sellers and it seems they've moved on to another investor. I've contacted some local investors and I'm slowly learning how to talk to sellers. I just feel I need to have a better flow of motivated sellers calling me. I've created a flyer and will go door knocking this weekend while handing them out. I feel face to face would be a better connection, even though I'm young, but have the backing of realtors whom are investors as well. I want to start mailing but not sure who to mail to. Any ideas on how I can start getting more motivated sellers to call me?

Craig Bowen hey Craig!! He wanted me to go under contract for 2 years, which is what made me hesitant. He is the real deal, he bought a duplex the day he met me and brought the hud papers as proof. I spoke to him and told him I didn't want to go under contract since it then would be illegal for me to have any deals on my own. We have came to an agreement of me finding a deal and given a bird dog fee while I shadow everything he does to close the deal

@Matthew KreitzerActually, I'm just wondering if this would be a good oppurtunity for me or someone that is trying to take advantage of my drive so they can profit more. I know his knowledge is valuable but it seems many people have gone out and done it on their own.

Hello investors. I am particularly new in real estate investing but I have gone and connected with local realtors and investors in my city. I was given a proposal of an agreement that I would like some more insight on. I was told by an investor that would like to help me grow but we would go under contract while I go out and cold knock and call and bring him deals. Every deal I find I would get 500$ off the bat and 20% of the profits whether it would be fix & flip or buy & hold. The buy & hold will be put into a living trust, I'm not sure if I want to accept because I feel it will limit me in profits and I eventually want to want to have my own buy and holds to leave something for generations to come in my family. I do know his knowledge will benefit me in many ways but I'm hesitant on signing a contract. May I have some thoughts?

@ryan d. Did I do that right? Lol ok I will do that first thing tomorrow! I've heard not to campaign in each category but to focus strongly on one, would you agree? If so, which do you think is the best strategy?
