You'll also have to be the expert in probate terminology. Based on your original post you've got a lot of research and studying to go.

Probate is a very time consuming niche to get leads. If you want to "take over" probates you will have to become the expert probate problem solver. You will want it to be difficult to get leads as a barrier to entry from other investors. Learn how to pull current probate cases from your county courthouse then hire someone else to do it if it's a time burden to you. Don't hope for the easy way out like a list broker because then you'll have competition.

Also know that most likely it will be the most difficult real estate investor niche to work in.

 Hi guy olds! Thanks for the motivation and support. I do understand it might be the most difficult niche but that's why I want to enter this niche, less competition. Not sure how I should go about it.

 I was thinking the same but not sure how I would get the sellers contact information. I'd have to put in a lot more sweat equity going that route but no doubt it would be the best way of going about it

 Hey Lucas sorry for the lag on the reply. The reason for wanting to work with the listing agents is so they can receive the full 6% commission and be more motivated to have my offer accepted.

I am going to do my first series of mailings. My plans are to mail to properties going through probate. Any advice on this category would be greatly appreciated. I have to go to courthouse in order to get the inheritor info to mail out to them, unless I find a source that collects that data. I choose this route because I feel there would be less competition rather than a pre foreclosure list

no one in my market really does probate so I want to take over. I have been going to the court house for probat files and writing down the executors (inheritor) name so I can mail them. I feel like there's a list that I can buy to make it easier. Any suggestions on a list I can buy? I will also appreciate any advice on how to go about this situation so I can take over the probate scene

Or do it the easy way and get a buyer's agent and let them write all of the offers and send them into the listing agents. Usually, any additional offer requirements are in the Agent Only portion of the MLS listing.

I am looking to put offers in an entire zip code in my area. I want to give the listing agent more motivation by giving them the offer personally rather than go through another Realtor and having the commission split up. I plan on giving the offers via email but I'm having trouble getting down Realtors emails. Any advice on how I can get a hold of Realtors email of a specific listing?
