I have been buying bandit signs from a certain website and I write them out myself. I think I may be able to find them cheaper. Any suggestions on where I can get good prices on bandit signs? And stakes?

I am increasing my cold calling strategy and with this i would need to increase my skip tracing knowledge. Asking if anyone has techniques on how to skip trace without having to pay for it to be done. I am sure there a plenty of people who have more time then money and can find this information useful. if you only know of good companies that offer great deals please feel free to share that as well, thank you in advance!

anyone know how I can determine how much a person has paid on their loan? that way I know everything before I even speak to them

I have sellers who are trying to sell me their property at their current loan amount. The property with the current loan would be 70 cents to the dollar and needing minor fixes such as new carpets and wall paints. i estimate about 7k in repairs and i feel that's generous. If I could I would make it my own rental property but due to financing I am unable to. I was wondering if other investors would take a deal like this? I could include a small assignment fee and they would make cash flow and gain 20k in equity if compared to a 100k valued property

@Jeff B. I am also writing down the lawyers names that are handling the cases. I want to give them some sort of 'speech' and in return have them give their clients my card or a reference. I first have to see how I will present it.
