Not sure on your risk tolerance, but there is a lot of opportunity in Detroit, MI right now.  Detroit is reinventing itself.  If you have the cash & want to hang onto the properties for a few years it may be a spot to look at.

Brian - are you still using PatLive?  We are looking at getting set up with them & looking for a little feedback from someone that is using them currently. 

Have you had luck with them?  Do you feel your business has grown?  Are the customers happy with how the initial call went (the ones you talk to after the initial call with patlive)?

We are looking to hire a virtual assistant to help prescreen sellers & potential sellers. Our schedules do not allow us to spend time on the phone during "normal" calling hours, so we need to explore other options. Please let us know if you have any suggestions on who we can reach out to for help with this. If you have any experiences (good or bad) with a VA please let us know who that was with as well - if you don't mind sharing. Thank you!

We are just getting started on our end, but will be doing pet friendly deals.  We have 2 labs (80+ lbs) who are great dogs & couldn't find anywhere to rent when we first moved back to MI.  We are going to want to meet the dog(s) & see the condition of their current home to see if there is any damage done by the dogs.

We think there is a big market for pet friendly housing. We may change our minds after we have trouble. . .

Once a seller has reached out to you, what kind of prescreening do you do before you take the time to go look at the property?  Do you have certain questions that you always ask when talking to the selller too?  We are wanting to be respectful of everyone's time & want to make the most of the initial correspondences that we have with the seller.
