I would like to use it to help me evaluate houses. Maybe one day they will have it tell you all the repairs a house needs or if a seller has leins on a property.

If I've completely overlooked something, they will call me on it and I'll learn something new. It's also in the experienced buyers interest for me to get better because as I improve, they will have a better source of deals.

Sometimes David they will call and sometimes they wont. In my experience they don't. They neither call you or give you feedback no matter how much you ask. My guess as to the reason why is that some people don't want to "help the competition" even though you are doing them a service.

@Jason Munck just make sure you can back up your ARV estimates with recent sales in that same area and you should be ok.

Some buyers don't take ARV and Repair numbers from wholesalers because some wholesaler's try to fudge the numbers to make a non-deal into deal. They usually ruin their reputations doing so and get phased out.

Every rehab-er is going to give you a different repair number so it would be best to just keep the repair estimate to yourself and just give what items you think needs repairing.

I am in Downtown Nashville. Dickson is just north of here if I am not mistaken.

If I am mistaken only a Broker can pay a Realtor. Realtor's cannot receive funds from unlicensed investors or other agents (at least not in my state). You can do a referral program where you refer leads to this agent but even that can be grey area. I would do a gift card or something that can't easily be converted to cash.

For me the best wholesaling course is real life. Save that $$$ and read the whole "truth about wholesaling forum" and invest in a yellow letter campaign and fail forward.
