Hi @Samuel H. Bolton I myself and my business partner do owner financed deals here in Nashville. We get a some every now and then but most homeowners just want to sell. If you are interested I can send you want I have now.

My suggestion would be to start with a property with a lot of equity or start with a property with a lot of cash-flow. Most new investors tend to go with the cheapest property they can find which isn't always the best investment.

I agree with @Wayne Brooks and of course @Wayne Woodson. But rather than create one you can just ask one of us for ours and edit it for your state. You will probably want to use an Purchase and Sale agreement contract and a Option to Purchase contract.

I was only kidding of course. I just became an Agent last month but as I am learning Agents do get a rap that many don't deserve. I had a client just tell me that she called several local big name brokers (who shall remain nameless) but I was the only one who would return her calls. One guy even had the nerve to say he was too busy.

We Actually Call U Back, LLC

We Do More Than Put Up A Sign, LLC

We Don't Lie, LLC <- this is a good one

We Are Not Lazy Agents, LLC

Choose one of these names and I guarantee you will get tons of business. You will pretty much set yourself apart from every agent in your city. Good luck

So you got this under contract with the mother but now she is non-responsive? Did the mother skip town all of a sudden. Does the daughter now live in the house? If the mother's name is on the title then only she can sell it and so any extensions, closing, negotiating will have to be done through her. If you can't track her down you may want to hire a skip tracer if it is worth saving your deal. If it where me i'd just check her Facebook, you may find the clues you need.

Starting out I would highly recommend against it. Especially if you don't have the funds to actually close and are just wholesaling off the MLS. Real estate agents are hesitant to work with investors as it is and they can blacklist you if you don't follow through and close.

Even if you are just referring leads to them I would still be-careful. I got burned by an agent who I was referring short sale leads to. I had a written agreement in place to do a tiered commission on leads I refereed to her. I saw that the property had closed but yet she all of a sudden she stopped returning my calls and e-mails. I had to walk to her office and "collect" my money in person. People talk stuff online all day but get real quiet when you see them on the street.

Rehabbing and House Flipping forum to see the before and after thread. However I wish BP allowed you to upload images to that forum. I hate it when I see a forum post and just see an image placeholder.
