If you were a licensed real estate agent then I would say yes. Because you are not then no it is not illegal. However I would have a contract written up (operating agreement or Joint Venture) with said Bird Dog.

Anyone who is asking for expired listings in excel format is not a real "investor". Sounds like this is some wholesaler who it just trying to put together a post card campaign. He will probably never buy a house from you and will just waste your time.

Yes direct mail will be your best option altough you may not be able to land a deal with only 80 names.

Some people here will probally hate me for this but this is how I would do it.

1. You can to $1,000 out of pocket but hold it at the Title Company in an escrow account. DO NOT give it directly to the seller EVER!

2. If you you don't want to put up $1,000 of your own hard earned money request $1,000 earnest money from your buyer. But you will need to have it under contract first so you will need to use your social engineering skills aka confidence to do that.

p.s I have done plenty of deals where I only put down $10 and some where I didn't put down anything. It's all about confidence and how well you come across to the seller.

Once you have both contracts signed you would submit those documents to the title company of your choosing and they will take it from there. You don't want the Buyer or Seller choosing your title company because not all title companies do assignments or double closings. Also YOU want to be the one in control of your closing and not the Buyer or Seller.

I recently became an Agent and was wondering what is the method other Agents use to track their miles and meals. Also exactly what do I need to track? Any advice would greatly be appreicated.

To answer this question Always have a property under contract Before you market it! Not only to keep buyers and other wholesalers from stealing your deals but also because it's acting as a broker if you don't have a contract. Having the contract in place is what makes wholesaling legal (in some states). It gives you equitable interest and something that bind the parties or a meeting of the minds.
