Not much to add but I like Ned's feedback. This is one of those classic cases of why we make the big bucks dealing with this kind of crap your average (non-real estate investor) person can not stomach. Best of luck Brandon and keep us posted as I am very curious of the ultimate outcome.

@Koob Moua My only experience and understanding currently is that conventional banks will only lend on mobile homes if they are owner occupied. I have only done deals like this when the mobile is on its own parcel (not in a park) so park mobiles may be different. There is always a way though for an investor like you with private or seller financing to get these types of deals done.

@PJ Pahygiannis - Great job starting to pursuit your passion of real estate investing. One suggestion I would throw out there especially as a younger investor would be to find a successful investor in your area and work for him/her for a season of time. Even if just for a few months or a year you would gain some great experience and maybe even make a little money to help pay for school. As mention in last week's BP Podcast, that is how I got started. I don't recommend waiting 10 years to then do your first deal (like I did) but the experience I gained working right under an investor was priceless. This is not the only path for you but just one suggestions.

Sorry @Siye Baker . I guess I never answered the original question from @Jon Klaus . The move was less than 10 miles. The mileage was a VERY small part of the cost. All the units I have moved have been short distances (less than 20 miles) but my mover claims that even if I moved one of my units 100 miles, it would probably only impact the price 10% (not sure how acurate that is). Hope this helps. Let me know if you have any other questions about moving units as I have done a few now.
