Post: Looking for a bankruptcy lawyer

Good morning BP community! 

I have a friend that is going through bankruptcy and needed some assistance with the process. 
She recently had to file it this year but due to lack of communication/visibility of the process, she is needing to file a new one. 
With the unfortunate circumstance, the money is short for this friend so I am not 100% positive on how compensation would be handled. 
(Does Bankruptcy lawyers receive money at the mid to end of the process at all normally? partial payments throughout the process?)
Further, due to confidentiality, I can't share all the details here but would love to connect with a lawyer that represents in Georgia. 
We can have an in-depth conversation as needed or possibly start introduction with my friend to move forward with it. 

To future lawyer: I would love for you to have a conversation with my friend and if it doesn't seem like it would be beneficial for you,
I completely understand that you wouldn't be interested.

Hi Jesus, I love Chicago :) I try to visit every year if possible. This year is the only year i havent gone yet :( 

As a beginner, I would try to join a firm thats either 1. hands on with you or 2. high caliber brokerage that has good learning materials for you to learn from. 
The industry is pretty tough if you don't have sufficient learning materials and if you are not an initiator. I recently moved from W2 to full time real estate but its definitely tough starting out. 
Additionally, I would see if there any way to host open houses for the agents in your brokerage. Real Estate is all about exposure! 

Though commission split is important, I feel like gaining proper knowledge and support is more important than weighing out the split because at the end of the day, if you dont bring anything, you get nothing. :/

definitely update the kitchen appliances. 

washer and dryers are easy to rent for tenants. (there are usually place that allow you to rent units for $25-45/mo) 

i used to be a tenant and i used to rent washer/dryers when i lived in an apartment but eventually bought one when i rented at SFH!

 Hey Tai, 

As many mentioned, common area (exterior of the property) would be fine to add cameras but inside the home does violate privacy so if you must, it may be best to potentially raise the stay cost a little per day to buffer for the damage costs.

Post: Tenant wants rent reduction to stain the fence

Hi James, 

Ask the tenant why they want to paint the fence and if he's had previous experiences with it. 
As many said, I would also opt as a no, but you can explain to them why you wouldn't want it painted (needing it to be primed/colored/sealed, if the color has to be approved by HOA etc)
