Hi everyone!

I am a real estate agent in the Metro Atlanta area and looking for some wholesale/off market property deals.

 I feel like many people talk about how great it is to deal with Wholesalers because you have visibility to houses that didnt even hit the market at a low price. 

But what are the cons? 

I am just interested to hear people's experience, so I can brace myself lol

HI Jia, 

when you say they provide relocation package, are they saying they will help with closing cost and any potential cost that might not be covered by the seller? 

If you have a specific plan, doing your own research would definitely help. Coldwell Banker may have several agents that could help you out with your needs so you might be able to do some research to see if anyone is good with duplex purchases in the relocation area. Coldwell's website probably has a way for you do search in their website. 
Also, if you want to do your own research, asking your corporate company if they are open to covering the cost for you to use your own agent/brokerage would be best before you start doing your research.

Hi Shanelle, 

I agree with everyone but knowing where you want to invest is first, and then you can either "google" or use "BP forums" to find the right agent in that area. Then  somewhat interviewing that person could be another thing: "Could I ask how long you've been investing/living in that area? if you personally haven't, does your broker have a portfolio? What changes have you seen so far? What are the recommended reno ideas for this area to bring better tenants? What services do you offer for OOS investors since I can't visit the property every month, year?" - I am not sure but if the agent doesn't know the answers to your questions, I feel like them getting you involved with a broker would make you feel like this agent is serious to help you out. 

Also, communication is definitely key and I think the agent needs to know what type of questions to ask to execute this deal for you as well.

I think if they try to invade your personal space, I feel like that's a good "bad sign". lol 
Well, yes, real estate agency is a personable profession, but if someone tries to be a P.I and research you to "know what you did last summer", it would make it awkward for you to connect with that person moving forward.

However, sometimes, people are bitter/"different" because they've gone through something in the past to where it makes it difficult to connect with "new" people.
How long has this listing been in the market? Was that seller wanting to sell it any time soon?
Also, this may sound ironic after i said the previous paragraph, but if you get personable towards them instead and connect them to why they listed this house, they might change the way they talk to you because your giving them your attention towards their needs. 

anyways, looking to see what other agents say... curious to know, too. lol

Hi Filippo, 

That's great that you'd be moving into the states ! 
if you haven't been here before already, I do feel like US is a great place with many different options for scenery to choose, whether its an open field, beach view, mountain view or a city life. 

I personally live in Georgia (which is close to FL) and it seems like its a great place to be. 
A lot of older cities are growing in population and a lot of companies are moving in as well. 

Pro:
- GA is a growing state, a lot of big companies are moving into Atlanta, which means more population. 
This attracts new people to rent around the area of these companies. Home Depot HQ, Coca Cola HQ, Delta air lines is just to name a few. This means you can invest in properties near these companies to help provide homes for interns, newly moved in employees. 
- You can go to the beach with around 5 hour drive? (Savannah, GA , Panama City Beach,FL, Hilton head, SC) / which you can look into doing Airbnb in those places.. i think doing Airbnb in the City would be something to look into as well. 
- Also, there is a popular attraction named blue ridge mountain or Helen, GA. 

Con: 
- Atlanta is very dense. heavy traffic. Since you won't have to commute too much, you might want to live around places you'd want to hang out (Sandy Spring, Dunwoody, Midtown, Linberg is popular area- but these are big cities) if you want to be at more quieter, less traffic area, would be Woodstock, Buford, or a little more north even. 
- you'd have to drive quite a bit to go to beaches. I live in Acworth and we have a little park with a "beach" but its like a lake, rather. Also its a suburb so its very quiet and good for family time. 
- GA weather is a bit inconsiderate. lol It will rain 1 day, be sunny the next, and then would have tornado warning few days after that. (i havent been through tornado or any disastrous weather the 10 years i have been here though lol)  

Anyways, wherever you choose, i hope you have a great time and continue to be active on BP !

Hi Burdette!

you live actually quite close to me.
I am based out of Acworth and i actually got my real estate license recently and joined a brokerage to start in Jan/2020! 
I am planning on doing the same thing you are and i joined with a brokerage who is well knowledged about wholesales, investment properties, property management.. etc - so that i can buy a house hopefully next year as well. 

Where are you planning to buy though? - are you looking for somewhere close to you or further out?

No broker can teach you what they themselves don't know how to do.

 Hi Saravanan! i actually lived in Troy before moving to Georgia. 

and thanks for your suggestions, i will def be going to REIA meet ups. i went to the trade show a couple of months ago to see how it was and all and i enjoyed connecting (though it wasnt really benefit for me at the time) but will def use more time to connect and learn :)
