Hey Ryan, great story man. It's really motivating to hear your story and how you did it. 20k would have been great but I'm sure 12k and experience you'll take on with you to the next project.

Questions, how much of your own money did you have to put into it? Did the hard money cover repair costs?

What's the most important thing you learned from this deal that will help you get the kind of $ you expect next time around?

Thx

Question Michael. I was recently looking at Taft and was wondering why you said YUCK?

@Ron Woods Great idea. Isn't there an ARV tool on BP?

Yes there it. It works pretty well.

Jerry this is awesome news, I'm looking at buying my 1st deal but was told I needed a 650 Fico. If your bank offers it at 600 then this very interesting.

Also how often have you seen seller concessions like the ones you have mentioned actually go through?

Get an estimate on what the ARV would be for each property and offer a low-ball figure based off of how much $ it would take you to fix up the property.

Hi All, I was a loan officer for many years in the 2000's. I'm now looking to buy my 1st multifamily property. Markets that come to mind are Palmdale or Bakersfield CA areas. I will start flipping houses shortly after.

Thanks you and good luck to all.

Cheers
