Welcome to BP Jonathan. You are right on point with the assumptions we also have about the aerospace jobs coming in a few years. I feel a lot of people looking at that area see potential.

I wouldn't automatically assume cashflow, I've analyzed this area for awhile now and its hard to find anything to fit the 50%, 1 or 2% rule. Us in California all cross our fingers for the power of appreciations our biggest advantage. 

If prices dip I will be seriously looking at purchasing in Palmdale as well. Let's keep in touch

Hey all, Can any of you recommend a Real Estate Agent that also invests in Real Estate that knows the Victorville/Hesperia areas?

Josh Dorkins recommended in a podcast that the biggest asset a new investor can have is a Real Estate Agent that also invests and understands what investors are looking for. Josh also said to call around to agencies and ask to work with realtors who invest & I have done that with some attitudes given back to me. I called around to a couple of agencies and when I ask them if any agents also invest they take offense. I am very polite but it seems whoever answers the phone is not a secretary, it's agents answering calls to try to pick up deals.

Hi Mark, welcome to BP. Barkersfield is one of the areas in looking to do my 1st deal in. If prices start to fall that area gets even more interesting.
