Pay for a coach or mentor when you get serious. One that does tons of deals a month and can show you how they do it. 100% the best/fastest way imo.

I sell quite a bit of rentals in spring valley, henderson, & southwest. EVen some up way north where the newer houses are being built. Steady flow all year long

I'm selling deals at 83% or better. I buy lower though.

I wholesale in Vegas and our deals are moving to cash buyers pretty well for the past month or so. When COVID 1st hit there was a definite drop in buyer activity but once the state reopened it’s pretty much business as usual for us. It might be short lived so we’re getting it while it’s hot. 

I think the future outlook for Vegas is that a recession is coming. Our main industry is entertainment & hospitality. A ton of people lost their jobs and it doesn’t look like most of them will be getting their jobs back anytime soon. And I don’t foresee people traveling here for vacations & dumping their spare cash Into the market either. 

Good thing is the recession with create a lot of opportunities. 

I don’t own any rentals here so I can’t speak on that.

Have you thought about offering to pay for a seasoned wholesalers marketing and getting a certain % of the deals that come from it? I know a few rehabbers that pay 7-10k monthly to a wholesaler and get rights to each deal or take a % of the deals they close on.
