Hey Tristan, A lot of good advice here. Of the two licenses the salesperson license is the one I would suggest you get to start out. Here in CA you would then "hang" that license with a broker and work out a split on your deals. Having a license will allow you to be just as competitive as anyone else when new deals arrive. You also will gain door key codes for quick access to the properties and not have to wait on a realtor to let you in.
