You can get state specific forms.   I've used them.  I have since hired a property manager and when they took over property they were impressed with the lease I used from the Ez site.

 He's is on a year lease, ends in September.  He always paid rent on last day of grace period except last month he was $250 short. I charged a late fee and he paid owed amount on the 17th and is now current with rent. 

Agreed.  He needs to go asap.  He has shown total lack of responsibility.

 He knows somebody who also works at same place.  

He observed tenants work van can be unloaded of tenants tools and then employer drove work van away.

I decided to let it play out and do nothing until I have been notified.  

My concern is when I said high maintenance tenant I meant he has been late on pretty much everything. Rent, every utilitiy, pet violations(which I served notice and is remedied) you name it he's been late.  

He's lived there 5 months and already has had power turned off, trash can revoked etc.  this is why I hired a PM 2 weeks ago.  Oh and he failed his first walk through with PM for house cleaning so it must of really been a mess to fail.  Saying that I'm pretty positive he has zero cash saved.   

As said by others.  Since I have no real knowledge of his situation I will let it play out.   PM is scheduled to do another walk through today.

Thanks.  Both reply's state good points.  Lloyd, not taken wrong way and thank you.

My thoughts are to give propert manager a heads up. With him knowing of the situation they will keep a closer eye on property in case tenant try to skip out.  

Just want to do the right thing and not breach or get myself in trouble with laws.

Good morning.  

My tenant has lost his job.   Two weeks ago I hired a property manager because he is an high maintenance tenant. 

He has not informed me or property manager of his situation yet but I know because I have a good friend living across from my rental. 

Question is do I wait for tenant to inform us he is jobless or can I legally give a heads up to the property management  company?

Thank you all for the feedback.   @ Nancy. Mission successful.

Prior to reading all the posts I decided to send a "Late Rent - Reminder" and a "Unauthorized Pet Lease Violation" notice to the Tenants.   I actually discovered pets (2 cats) mid December and should of been firm right away about them but guilt set in and didn't want to be the bad guy (absolute mistake).  While I never said it was okay I never said it wasn't.  My conclusion on the pets is it clearly states in lease that "pets upon owners approval" and while I would of said "NO CATS" if he had asked he didn't and took upon himself to bring two cats in putting me, the landlord, and him, the tenant in the position we are in now in the "pet Violation" regard.

In regards to the grace period I agree, to long.  its in lease now but wont be that long next time.

@ Greg.   Absolutely correct!   This is why letters have been sent so its documented.

Post: When to send a "Rent Late" letter

Hi,   

Have a renter that is constantly late with rent BUT so far has paid within the grace period.  Rent is due the 1st of each month. Grace period is 7 days and they pay on the 7th most of the time.   Saying that when do I send a "rent due" or "rent Late" letter?

I will also add that this tenant has been with me less than 6 months and already had power shut off once, a second door tag by power company hung for late payment, his garbage can revoked for non payment and late on his other utilities.  Just yesterday I sent a "Utility Billing Notice" for him being late on water again.    

 Also (my mistake) didnt transfer all utilities into his name by specified date.  Next time no keys until this is done!  

THis guy makes great $$$$ but young.   I am wanting to evict ASAP.

changed my policy to one pet and charged $50. More per month.  3 months in (December)found out they also now have two cats.  I didn't like it but didn't feel like eviction 2 weeks before Christmas.  Gonna have a talk with them at end of month.  

Back to topic.  Next tenant I will most likely go with no pets

I have used there CS via email.  Both times very quick and good knowledgeable help.  Never tried to call though.   I figure if they are prompt via email I'm good with that.
