Yes, very thin margin.     I have $$ set aside in rental property  account if anything goes sideways.

Hi, new landlord here with just under a year into rental property.

I have read through numerous posts about this but wanted to ask the question, do you have tenant pay all utilities?   

My tenant has a one year lease which is up in May.  Tenant pays $1275 rent plus water, rental mortgage is $1119 .  I pay sewer, garbage, and electric which in a monthly breakdown comes in at around $80 per month.  I am thinking when lease expires go to a month to month with all utilities paid by tenant.  Essentially I would be raising rent but not the actual dollar amount per month for "rent".  At the very least I will have tenant pay Electric and Sewer to increase my profit margin.
