 Already decided not to swap or deduct from rent.  I would just pay him $$.   I would also have a contract written up for work done. Its no different than hiring a contractor to do repairs.

Hello again.

My Tenant who is an HVAC installer and Tech called me yesterday and offered me a very good deal on a full central heating and air system and install.  My original plan was to have a mini split put in at some point in the near future.  Currently rental property has baseboard heating and a wall unit A/C.  He is willing to do a complete install for the cost of what a Mini Split ductless would cost.

Normally I wouldn't have even thought about a central heating and air install becasue of the cost and well, I'm not living there.   East Wenatchee has temperature extremes, Very cold in the winter and pretty darned hot in the summers and becasue of this I feel this would be an investment in the property and help down the road when and if we decide to sell.

I would like some thoughts on this from the Bigger Pockets Community .

decided to just lock gates.  If she decides to jump fence or forcibly let herself in then I will call police.

hi all.  

I have an outgoing tenant which her 30 days notice ends this week on 8-19-2016.   Tenant is already moved out  but legally has property until 30day notice expires.   

Outgoing tenant has a sister that shows up randomly and goes into backyard for unknown reasons. She is not on lease.  

Can I pad-lock the gate keeping her out of backyard legally?

its unknown what she is doing or if tenant asked her to "check" to make sure it's still unoccupied.   

What are you thoughts on this

Hi.  

My tenant gave her 30 day notice today. She is on Month to month.  Rent is due on the first of each month.  Her move out date is August 19th 2016 but she starts her new job AUG 1 and likely will be out by AUG 1.  

This is my first Tenant turnover.  Question is do I pro rate her rent from  AUG 1 through the 19th since the 30 day notice ends on AUG 19th, OR if she leaves on AUG 1  do I just let it go and not and not charge her rent for that month since she wont be there? (Costly for me)  Seems to me she should pay rent up to the ending date of the 30 day notice.  but wanted to ask you guys how this is handled.

if your willing to do yourself rust oleum makes a product call cabinet restore.  I used it on my cabinets 2 years before I turned house into a rental.  Just did a walk through and they are still holding up well.  

Cabnet restore costs about 150.$

you can obtain lease templates under the "tools" tab.  

I'm going into my second year of owning a rental property  and wrote up a whole new lease using the lease/rental agreement templetes.  If I didnt need to add some addendums to it it would of renewed on a month to month using original lease going forward.

Yes it worked out and I agree even if I raised it 60$ to begin with I think she would of still been unhappy.
