Thanks yes, I know the target location and have a numbers ready, also can use/show score from credit karma

just trying to avoid an inquiry jn credit history, in case it doesn't workout with high mortgage interest now days.

could you help or refer someone who can help with target loan amount ?

Is zillow or other online calculator good enough to estimate buying power for next primary sfr ?

also still is only 75% of rental income, counts towards income ?

any suggestions or formula use to find the buying power based on w2 , rsu etc ?

So far NNN sound great to me, still has a risk of longer re-rent duration, if I get stuck in future

Re: insurnace (primary res + rental sfr + Auto)

I noticed this year my insurnace premium is increasing on all primary res + rental sfr + Auto by around 30% (3 yrs with this insurance provider )

I never had any claims on any property or auto, is it inflation ?

I tried to ask my insurnace, but they can't help anything.

is everyone noticing same situation or have any suggestions for better insurance providers for all bundle ?

please suggest

Thanks I find NNN interesting, I still am trying to understand what all is owner responsible for

1. structural damages, (owners buyers insurance for it?)

2. common area utility electric, water ? ( if there are more than one tenants )

3. if tenet leaves, expense to make property ready for marketing / or make usable for next tanent ?

when I see NNN for sale they have terms like rent increase after 5 years or 3 yrs or so..

Before buying can buyer negotiate this duration / and % of rent increase ?

what kind of business do you suggest is okay, so in future it would be easy to transition to new tenants if needed

for example prooerty used for oil changers would probably though to convert for new business to adapt / or it would restrict to potential auto shops..

what do you suggest ?

nvm, so yes I was also looking for commercial properties and rent it to store /banks /business etc

wondering if tenant pays properly tax

so for my tax deduction, I can use property depreciation, mortgage intrest and maintenance expenses (if any) , except property tax. right ?

also, tge goal is long term but still for awareness, in case you have to sell the property for some reason before lease ends, is it possible or you are stuck for that duration.

are there any risk in NNN investments ?

Where would you invest with a goal of -

FIRE

long term

cash flow (if not now, later eventually )

less involvement

Options are :

Buy SFR , rent (bay area)

Multiple fm (upto 4 units) bay area

buy camp ground - west coast

investments property overseas

short term rental bay area

buy short term rental at Tahoe, other tourist locations

buy and rent commercial property

any other suggestions ?
