If you find a property and the numbers make sense, buy it, if the numbers work jump on it, I do agree that it is better to have a tenant in place if you are buying in the winter, a property being vacant should not be a deal killer if the numbers work.

Hi Camilo, 

I haven't  used list source, but I have used other direct mail list. What I would do is list the property address in the letter or post card of the property I am  interested in and use the mailing address as the address where I send letter or post card mailed.

The area of the Midwest I am in is a slow appreciation area, so cash flow is the primary concern. Most of the appreciation in my area is going to be forced appreciation. For example I have a rental that i purchased for $15k, rehab was  $12k and the property appraises for $50k.

Thanks for the info Mike. That is about the same rental range for the area where I currently live. What grade do you give the area around Ramsey JR High? Is that Jenny Lind that runs north south through there? I am thinking the area just east of Jenny Lind (If I have the name of the rode correct).
