@Sean Tippens, that is way high, if new siding no reason to paint exterior. Save some money and paint interior yourself.

Being handy is handy. We don't do our own electrical or plumbing, pay a professional. But it is nice that my wife could paint professionally and I can do flooring, sheetrock and windows. I use to do our roofing, but have reached an age and level, where I say screw that let someone younger get on a roof. I estimate by being moderately handy can save me anywhere between 10 to 12k on flips.

@Mark Sewell, I agree, just buy the house and either fix and flip or mark up and sell as is, much easier than trying to arrange a double clossing.

@Matt Hatton, you do not have to have your real estate license to wholesale. What you have to do is get the property under contract to purchase. Do not rely on assignments, in most states that could be interpreted as selling a property you do not owe without your re license.

1. Get the contract

2 find a buyer

3 close with your seller

4. Close with your buyer.

Also wholesaling is HARD WORK, anyone who says it isn't is full of something you might step in when you are in a barnyard.

@Amy W. Send her a notice that you are increasing the late fee. This won't cause her to start paying on time, but it increase the amount you recieve for your inconvenience.

I have an older 3 bedroom, built 1920. The home has never had central air. Has anyone had any luck with split units when doing rehab on older home? Any input would be great.

@Daniel Lynch, before my wife and I got married, I paid the housing expense and she paid utilities and groceries. We were each responsible for personal expenses. That kind of arrangement might work out better for you, than charging your girlfriend rent.
