Hi Don,

You are limited to 3 owner finance deals a year if you sale to individuals. Honestly I would limit any installment sales to investors only. 

You might also give any prospective buyer some friendly advice that they should never own real estate in their own name, that includes that house where they live.

Jason,

Ned is correct about it depending on your state. In my state the winning big for the lien is responsible for the next years taxes. If the property owner redeems they have to pay for both years plus interest. If they haven't paid after a year, you get the collectors deed.

Hi Steve,

I would not be afraid of tax sale, that is how I started investing. One thing I will say, is know what you are buying. Look at everything and do your due diligence. Also assume that everything you buy is going to get redeemed, that way anything you get is just going to be gravy. Good luck with the sale. FYI my first tax sale I turned $5k into $40k. So you can hit home runs, but again know what you are buying. Also as far my county final bids end up being from 2 to 4 times the back tax owed, depending on the property.
