Aaron Yates I believe it. I was actually there with my girlfriend to visit her family and it was my first time in Michigan. So she decided to show me the area where Eminem came from. And I gotta say, I have seen plenty of ghettos in California, but the areas we went to were the worst ghettos I have ever seen in my life, without a doubt. I know the Warren area as well since my girlfriend's brother lives over there. Pretty decent area. I like it.

Funny story; As we were driving around the ghetto neighborhood, my girlfriend showed me her family's rental property and saw her mom doing landscaping in the front yard. Later that night her mom asked us why we only drove by and waved but didnt stop the car. haha.

I just took came back a week ago from a vacation right on the outskirts of Eastside Detroit (7Mile and Gratiot) and drove around. If looks like a bird dog's dream come true. Every block I went on...there were maybe two or three families living on the block. All other houses were abandoned. My girlfriend's family has rental property on one of those blocks but it is also unoccupied and keeps getting robs of its copper piping, door handles, and whatever else has value. I am not trying to be a negative person, but when you don't even want to stop at the Stop Sign because your safety in questionable, then I don't think the property would be safe during the rehab. More power to anybody who finds the value in such an area. I would like to see that area back to life with beautiful homes as well as thriving businesses. As of right now though, Detroit is practically an area of abandoned houses and business buildings. I mean, I could be wrong, but I think that place needs government help and not just investors.

Michael Borger I agree...both places are great. I wanna go back and not have a timeline of when I have to come back home. Hence, the reason I have such high ambitions in REI.

Danny Bower I have been to only one SDCIA meeting of Bill Tan's back in April. It made a big impression on me. I actually came on a good night when David Lindahl was the guest speaker. It's so crazy hearing his story and how he started REI at 26 years old, and not even 15 years later he owns over 7,500 units?!!! Some of you REIs are definitely Big Time and have given me some new ambitions. I'm glad I had time to grow up before I realized my calling in REI. Back a few years ago, I wouldn't have had the determination and drive I do now.

Thanks and same to you. My parent's reside in Riverside county, in Temecula. I hate the weather in that direction. Drains the life right out of you.

@Brandon Turner I definitely would love to live in Hawaii as well and be one of those permanent vacationers someday haha. I have only been in Hawaii once and would love to take my girlfriend there for a trip as well. If you like Hawaii, I'll tell ya, one place you should go is Brazil! I've been there and that place is definitely a step ahead of Hawaii in my opinion.

According to Sean Terry Podcasts, I believe it's important that a title company can do Assignments and Double Escrow. I'm not sure what else though.

Thanks for the welcome everybody. I hope we can all become well acquainted, even on here. As for local San Diego investors, I think that's a great idea if we coordinated a happy hour get together or something. Never know when we could use a helping hand, even with other things that may not be business related. I believe the saying along the lines of "Surround yourself with successful people"..etc...
