Being a veteran, I've also talked to lenders about using a VA construction loan.

What I was told by 2-3 lenders was that VA will only allow you to build a single family and must be a primary.

But if thats the case, I would think you'd just design the house to be easily converted to a MF and rented out. Alot of houses have more than one kitchen, multiple full baths/bedrooms per floor. Including the walkout basements.

That's about all the research I've done so far. At the end of the Day, perhaps it's all about finding the right lender or just getting creative with your design.

I actually do both. For commissions and income I recently shifted from residential to commercial and joined a commercial team for learning purposes.

However, for personal investments, I am looking mainly at SFRs-4 units.
