Hey hows it going! Along with my commercial investing career, I also do wholesaling here and there on the residential side. The last wholesale deal profited just a little under $30k back in November in La Mesa.

I agree with many other though, deals can definitely be hard to come by without the right systems or niches set in place.

@Benjamin Manibog whether or not that is the right program for you, it's still crucial to find a mentor somewhere..many will want you to invest into your mentorship. There's a saying that is found to be pretty accurate many times, "Those that don't pay, don't pay attention." I wouldn't split profits if I'm investing in their coaching/consulting, though. It's either one or the other

@Frank Wong exactly! I INVESTED into myself and hired a mentor after 9 months of "figuring it out" on my own. After 3 months of investing into a mentor, I landed 3 new development projects. That was back in 2014. 5 years later, I'm currently working on a mixed use commercial project in downtown San Diego. Mentorship is key.

@Rami W. I'd have to agree with @Antonio Gonzales  It would be best to get involved with an experienced developer at least for your first projects, which it sounds like this is. I know, because I am also in development in San Diego. I sent you a request if you would like to connect.

You should go on Meetup.com and search Real Estate Investors and then join the group and attend the meetings. I network through Meetup.com and it's a great reliable source.

Really? Damn. From the first page I was talking about 7 mile and Gratiot...but 6mile is worse? Actually yeah I believe it. But I know what you mean. Either way, it was a whole new view. What's funny to me is I saw a shirt at the store that said "I'm so badass I vacation in Detroit".
