Another thing you could is wholesale a few deals to get the money you need for downpayments and etc. You absolutely have the ABILITY to CREATE anything you need to build your dream. I honestly tried for a whole year last year to find a new better paying job. Then I went wholesale a great deal to an investor and made WAY more than I would have with a new job. Let me tell to you...THE SKY IS THE LIMIT if you TAKE ACTION, WALK BY FAITH and LET GOD DO THE REST (My personal testimony).

Yeh, that is a start, but you want to figure in obvious repairs - foundation, roof, major cosmetics, kitchen, bedrooms, restrooms. I normally start with 17K for newer properties, the older, the more you go depending who you are marketing to - flippers or buy and holders.

A good practice would be to meet a flipper and go to one of his locations and find actually how much these different repairs costs. You have to set your aside a wholesaler as one who is knowledgeable and more accurate than most out their. I spend a lot of time learning to get in the head of flippers so you think like one when you look at a house.

You won't be an expert over night and you won't look good your first couple of deals, but keep going, learning and changing.

I am seeing the same, I have a deal that would be a good light right rehab in the Pasadena area, but I am wholesaling a few deals then moving into then buy and hold primarily in notes. My investment strategy with a twist.

The Houston market is still booming! Whether you are buying or selling, people still need a place to eat, sleep, work and play. You just need to know you strategy many seasoned local investors are focusing on light flips and buy and holds. I have a deal in the Pasadena area, light rehab and ready for the right investor to come along. So I would lean towards some of those strategies. But your primary residence isn't an investment until you sell it, for a profit.
