You could owner finance it back to him, when you would hold a private note on it and then after a couple months sell the note. I may be interested in buying it

You could possibly rent it to him. But if you don't think he could pay market rent, then I would lead him to make a transition that fits his budget better.

In Texas the homeowner has 180 days (6  months) to redeem. It should wipe out the mortgage "If it was included in the lawsuit of the filing". If the bank was included, they would have been notified of the delinquent taxes and should have taken care of it, at least in Harris County eyes.

Hey @Adrian Larreal, first things first get it under contract! A simple trick would be to start with Harris County Tax Appraisal and offer 50-60% of that number and see if he bites! If he does, you are in a good place to move the property to any investor. 

If he doesn't, I wouldn't budge too far from there because you need have to a good idea of estimated repair, ARV and rent rates in the area.

It would help if you could guesstimate the repair and whatever number you come up with add $15K.

You could wholesale to get you some capital  to then have for a down payment or in my strategy - buy performing notes for cash flow.

My first wholesale deal I walked away with nearly my base pay at work...it was an absolute game changer for me!

Thanks for the input, as I am out about connecting with local investors, I find numerous opportunities to buy notes both performing and NPN. While know there are others out there who move notes on a larger scale, if think there plenty opportunities from normal channels from the big boys, but there are local opportunities as well if you connect with people. I'm finding there are plenty of traditional investors who don't know they could sale their notes. Which leaves us Note Investors with opportunities to buy and deal notes.

I'm looking to connect with some investors who buy pools of performing notes. How do you measure their value? What do you look for? Where do you buy? Is location a preference? What is your criteria?

I'm meeting more and more people of who have notes to sell and no one to buy, I would rather move a pool than one here and there.
