The MLS in Los Angeles can be a nightmare. "Investors" are bidding up the price of properties beyond thresholds where deals no longer make sense.

However, jotting down info on properties with obvious distress characteristics -- over grown grass, furniture piled out front, boarded up windows -- could lead to potential deals. I found one in Encino that I will investigate, tomorrow.

Just my two cents.
