That's the gist of it...

The exact wording we use is:

"This is an all-cash offer, and proof of funds is attached. However, buyer may choose to close this transaction with a loan from his preferred lender. Note: There is NO FINANCING CONTINGENCY, as cash will be paid if Buyer chooses not to secure a loan."

Reach out to successful developers in your market. Check the business pages in your main newspaper, with an eye toward developer interviews. Contact the developer and suggest taking them to coffee or lunch.

Most will probably deny your request. But you'll never get an interview if you don't ask.

My father is looking to rent a nice 2-3 bedroom apt/townhouse, in the range of $900-$1,200. A SFR is also desired, if it falls within the previously mentioned price range.

Great info.

I recently came across two separate, vacant multi-family properties in the Los Angeles area where the respective owners wanted $130,000 a door -- did I mention the places were empty?

That type of pricing causes investors to look for opportunities out of state, with rare exception. The greater fool theory -- on the part of buyers/sellers -- is always alive and well in California.
