Contractor give me paper for contract, but I noticed he didn't cover all the work we agreed, so I asked him to prepare new papers, he started working,since he had no work and he was paying for his men for nothing, but we never signed any paper so far.

also he came 2 days, then didn't come for the last 3 days , what type of agreement clause we should have for such irregularity?

Hi, I am finishing my basement with the help of some contractor in north NJ...my first time dealing with some contractor.

We agreed on some price(labor only), material I will paying separately whenever and whatever needed on requirement basis.

My concern is , 

1. we agreed that he will take care of permit, but on first day when he came to work he told that we(owner) pull permit as home owner, in this way he can save some additional money, because he has only contractor permit ,but doesn't has electric and plumbing permit...just wondering is there any issue pulling permit by us, we live in the same house...is that ok/normal things?

2. we went home depot, he bought steel studs, now some other friend of mine is saying, wood studs are better, because they are solid, steel studs are very light, also hanging/mounting stuff later will be problem, I didn't realize that.

we didn't discuss earlier like studs will be metal or wood, I never thought of going so deep.

so my concern is in such type of dealing can I ask him(Contractor) to work or use material of my choice or not.

Hi, Just wondering if somebody has $500K cash, what are best investment ideas.

1. Private lending assuming return of 12%.

2. buy some rental property

3. start doing flipping

4. some commercial property buy/Rental ideas

4. or something else

Hi, in my career I have worked for many employers, now I want to consolidate all my 401(k) into one Self directed IRA.

my concern is do I need to find out by calling all my previous employers about their 401(k) providers.

or is their any better or quick way.

Just an update today I got all my all pending rent i.e. Dec+Jan+Feb.

I took a different approach , had some trust in tenant ...

So far so good..let's see how it goes in future.

My planned way is 70-30 i.e I invest 70%, other party 30% , I work 30% and other party 70% and share 50-50

@Seth Ferguson Thanks for your reply, but I am not interested in syndication because you are passive member and don't learn anything.

Btw in our Hindi slang "Seth" is used for rich people :-)

Hi, 

I am working(Not reality) full time , I want to invest in partnership with some investor(like full time investor).

I can put some efforts like in the evening and weekends

Just wondering what is standard/Conventional way of such partnership.

how much both invest in what percentage and what ratio profit sharing is done.

like one invest 100% and other invest 0% but give 100% effort and then share equally?

it doesn't sound safe because other has not skin in it , so he/she can take it lightly?

so what should be right way of doing this?

since I have "Solo 401k with TD Ameritrade" , should I open a new "Solo self directed 401(k) account so that I can invest in real estate.

can I rollover my money from "Solo 401k with TD Ameritrade" to  "Solo self directed 401(k)"

for 2019 if I open new Self directed solo 401(k) then should I invest here directly or first in TDAmeritrade solo and then rollover.

Hi, is "Solo(401k) for small business" that opened with TDAmeritrade and "Self Directed solo 401(k)" are same thing.

also is "Self directed IRA" is another name for this... these 3 things are same or different?
