Commercial loans are not as easy as residential loan, they need more down payment, loan period is not till end i.e. need to pay off after few years example if loan is based on 15 years ,but need to pay off in 5 years , some time is loan for interest only.

is reason one of these?

These areas will be more in demand because of remote work culture, now employees specially IT Guys can live on cheaper places and buy bigger homes while working in NY or CA.

this will be horrible, lots of people who can afford rent, will no pay because they have excellent excuse, the worst part is they won't even save money, they will spent here and there, it's easy money for them, "easy come easy go"...it will be disaster after 1 year.

I see residential properties are super hot now-a-days, and inventory is very low, does it makes sense to buy a commercial property with or without leverage, I think we can buy something in discount now and after 1 year when residential properties comes down(hopefully) sell and then start buying multi families or I am making things very cumbersome...

for residential properties I think I have to wait at least  6months.

Credit Score 800 is a big big plus, generally you don't see that score by renters, otherwise they buy their own home with leverage, why pay rent right?

I am a real estate agent in Bayonne, NJ I prefer 3 times, but 2.5 times is also ok, so $5800 is ok.

also I am sure today or tomorrow husband will earn .

so in I will clear/ok them with flying colors :-)

Experience little just bought 1 two family home .

Goal is long term.

Long cities and long distance also comfortable, if manageable remotely , if it's safe and no need to travel very frequently.(I will prefer that if there is a big difference in return).

It may be a typical question ,But now-a-days scenario is like never before ,we are under once in 100 year pandemic and Mortgage rates almost zero, some people predicting a big crash ahead, some people are highly optimistic.

Question is :

If somebody in north NJ has around 1 million $$, and with good credit history, he can take whatever best/max possible mortgage to leverage .

What should be best investment and where ?

like apartment complex, commercial property, multiple SF/MF(2-3 apts) in NJ, NY or in PA or some other place

Commercial properties are down, not sure it will go up sooner or will be like that for long time?

I see the same situation in NJ, contractors are super busy, two contractors almost final the contract with me but didn't show up.

I hope in few months situation will be better.
