@ Johanna Rodriguez  just talk to the title company if that's what you use in your state for escrow..tell them you are a investor and would like to get a discount on escrow fee. Here in Arizona I pay 1% instead of 2% fee. Should not be a big deal. They want your business and future business..

@Johanna Rodriguez or you can ask for escrow discounts as a investor let him have the resale listing. Has he shown you any of his past flip deals? Always maintain control. He may be a nice guy but you dont know until you find out. Make him work for you and earn his way into 50 50 splits later..hope I make sense. Good luck

@Kyle Fadness maybe rent rooms out. These type renters would be more open to having other people around. Also u would be able to monitor your property.
