I would add a shower panel. $100 from Home Depot. That you can do yourself. Tile will require removing the drywall and installing cement board. Make sure your caulk it well.

I would not recommend using a management company. You will gain much more expedience doing it yourself. No one will look after your property better that you. It is not the cost of the management fee that is the problem. They usually bleed all the profits with maintenance.

Don't overdue the rehab. Only do what is necessary to pass inspection. Make sure you understand the requirements to pass inspection and stop at that. Good luck.

Rather than reject the applicant, state that your property is not approved for Section 8

I invest in Longview with good results, but I live locally and I have had bad luck owning property in an area that is not nearby. You need to keep your finger on the pulse and be able to stop at your rentals at short notice.

They definitely bid up the price. I recently bid on a duplex with a starting bid of $10,000. I submitted a proxy bid prior to opening or they will put a $10,000 bid themselves with a $20,000 next bid.

With my auction, the auction started at my bid of $10,000. It quickly went up to $20,000 and right before the ending went up to $30,000. Turns out I was the high bidder at $10,000.

I have been investing in Rental property for over 25 years and have been interested in forming a corporation to limit my liability, but my wife has always been negative on the cost of creating a corporation and a fear of the unknown.

I have recently been reading "Rich Dad Poor Dad" and "Quadrants". This is a must read for all investors or want-to-be investors. It strongly recomends creating a C corporation.

I am interested to hear some feed back on this and should each property have its own corporation or just one for all properties.

I like to buy distressed property for cash, fix them up [myself] and then put them into the rental pool. I am in Longview Washington.

I am having trouble getting property insurance. The insurance companies say they will insure when the fix up is complete but that leaves me with two or three weeks of ownership without insurance.

Any suggestions.
