I own a bunch of rental property but my investigation of mini's is they are a lot of work collecting rent in small amounts, then the work of turnovers and dealing with nonpayers.  I did not buy and do not intend to.

i don't agree that the landlord has more to loose.  the tenant can lose their life.

My rental properties are located in Longview Washington.  I have used an attorney several times and am familiar with the court and sheriff lockout procedure.  I just need help filing the paperwork.

When we lived in LA I did my own evictions. The county court provided the forms and tolerated pro per submissions. I was quite successful.

Now moved to Washington state, I went to the court house, they told me there are no pre printed forms, an attorney has to draw up the summons and complaint in narrative format and it must conform to the county rules.

When I asked the president of the local landlord association, she say all her members use an attorney and recommends I do the same.

I am looking for someone who does their own evictions in Washington state that can give me some pointers.

I would take out the HVAC, you might be able to sell it. They are expensive to maintain. Install Cadet heaters in each room at about $120 each you will save money in the long run.

How is the water heater powered ie gas or electric and who is paying for that utility? If each unit has its own electric meter, separate the hot water and put an electric water heater in each unit.

The required EPA mold guide that we must print out and give to every new tenant is an ink hog. The color on the pages is totally unnecessary so I re-created the guide in a Printer Friendly format.

My experience with PM is they are very liberal with maintenance requests. They usually have a small team of maintenance staff that they make a profit or mark up from each time they are used. The new trend is to demonstrate to a new tenant that the drains are working when they move in so any problems are caused by the tenant and therefore a tenant responsibility.

Allowing a tenant to do repairs and deduct from the rent is a very slipery slope. Soon they will be making all manor of repairs, deducting from the rent and you will get nothing.
