How old is the home and what type of roof finish is it?

I am also interested to know of lenders. I have my mobile home parks for sale in Kelseyville CA and would like to have some financing info for potential buyers. It has a great income but financing is key to a sale.

There is usually no property tax but a Mobile Home is usually Registered with the state and the owner must pay an annual registration fee.

Mobile homes are not built as well as stick built homes so do not stand up to tenant abuse as well as stick built.

I do not understand some of the monthly numbers you presented, can you calrify

I am new to Bigger Pockets. I have recently moved from CA to Rainier Oregon just across the bridge from Longview WA. I have bought a few little houses in Longview and am trying to liquidate my property in Kelseyville CA and invest in Longview.

I started investing in the 80's and backed off in the down turn of the market but now I am fully committed to the Real Estate rental market again.

I am a journeyman Carpenter for 40 year and there is almost nothing in construction I haven't done, so I am very into distressed properties.

I am a Mobile Home Park owner in Kelseyville CA. My manager has recently quit due to a terminal illness and I find myself managing my park from 650 miles away.

I have an onsite manager with limited abilities and I have no problem traveling once per month to the property. The tenants are use to paying rent by mail so I now handle all the rents remotely with monthly billing. [no different than the phone company or power company billing].

Unfortunately I have tenants that have in the past been allowed to pay rent late, carrying balances with not late charge.

Since taking over I have given all the tenants 30 days notice that the late charge stated on the rental agreement will start being enforced and payment must be made on time.

My question to you is how do I evict a tenant from 650 miles away. I approached several attorneys in the area and the only one with time to do an eviction indicated it would cost $850 and up.

I have done many apartment eviction myself successfully and know the procedure but I am not sure how feasible it is from 650 miles away. What are my options?
