I know the law FYI, what i am saying is it seems that those types of listings people stay way from when there might be deals there. Time seems to be what scares people away. I listed a shortsale for a past customer of mine and it was bought by an investor who turned around and flipped it. But before the execution of that contract many were afraid of it.

Why not just cut the cable yourself if they arent being used and remove it?

Recently in the local newspaper in the Fort Lauderdale area, there was a story about a teenage boy who stole a BMW from a Airbnb rental he got for his 18th birthday. During this "joyride" he killed a driver. The owner of the rental didn't know her car was gone.

I recently got a call from an investor asking me why is a property listed on the MLS for 189k but yet a whole seller is offering him the same one for 124k. The only thing I could think of is they are using the listing as a " Look Im giving you a 65k deal"

I would have definitely had that in the lease agreement. Or tell them they handle it and they will get a credit on their payment for the month. You would be surprise how fast that lawn and yard transforms.

I struggle with that being a realtor here in Florida. The average commission beats a wholesale profit though no? Well based on the price. So i would say stay away from it if you ever get licensed.

Thats a good strategy @Mark Douglas, I heard of that strategy before. Might have to began implementing that.
