I doubt investors will share their good contractors on here. They don't want their guys being tied up on other properties when they need work done on a new property. Use Angieslist!

Curious how some of you seasoned investors would proceed? I am thinking about rentals. I am also up for rehabbing. But I overall want to make sure i am proceeding the correct way.

Everything on the MLS and wholeseller sites seem to be priced high and I was wondering how do some of you veterans out there tackle this issue?

Most of my rehabbers I deal with don't deal with FHA anyways. Gotta wait 3 months from when the investor bought the property to be able to accept an FHA loan. And by the way FHA loans are tradionally the most riskiest loans, they accounted for most of the foreclosures.

Sec 8 is a paint in the ***. The only upside is if you find a good tenant. My experiences have been tenants complaining about everything  under the sun with a property just so they can get out of the $50-100 difference they pay out of the voucher. But hey if it comes with them in there already, Don't renew it if you don't feel comfortable with the program.
