I recently mortgaged a property that I had held free and clear in my LLC. In order for the loan to close I had to place title into my name. However, at the closing table my corporate lender (and fellow investor) spoke openly about switching title back into my LLC to negate risk. The title company was happy and willing to do the leg work for less the $100. Be aware it is likely that your mortgage has a clause that will allow your lender to call the note due. Check with a local attorney for legal advice and guidance.

I have used both Stewart and First American. Both were easy to work with.

Erica Bird thanks for the response. I only ask because the title company I typically use asked which option I preferred. It would be their attorney who would provide the opinion. I didn't t anticipate any issues with the title. However, I want to protect my investment.

I have read that most title insurance policy's provide very little insurance against actual title issues. I would like to know how other investors are handling their abstract/title work in the Oklahoma market.

It has been an educational process thus far. I have owned multiple rentals, however never more than one at a time. I am currently looking for properties #2 and hope to have #3 by the end of the year. It took my 30 years to figure out "passive" income is where I want to be. Two years later I am finally gearing up to make moves.
