I agree with Ryan. If you have a good working relationship with an honest agent, use their expertise and save a few hundred dollars. Their appraisal will not satisfy the requirements for the refinance. This will force you to pay the fees twice.

I was doing a little research this morning and happened upon a google VR headset. Apparently it has a seamless interface with google maps/street view. This will enable the user to "walk" a neighborhood without ever having to leave their home. I'm sure there will be a way to increase the speed in which you travel. With the increasing amount of "Street View" updates by google, this may actually be a viable and useful option. Opinions?

Like many others have mentioned. The truck needs to go! 1/4th of your income is insane for an automobile. I would encourage you to pay cash for a cheap Honda and use the access money to save for a down payment.

I noticed that Memphis invest is looking to move into the OKC market. I don't know how soon that will happen though.

I stumbled upon mail carrier route marketing offered by the US Postal Service. This allows you to see a mail carriers route and isolate a very specific door to door campaign. Has anyone used this service? If so did you have any luck?

I have a few SFR and I am eager to transition into multi-family. EVERY time I run the numbers on a deal here locally, the margin is always more favorable with MF. Not to mention to it is highly unlikely that 100% of your tenants leave at once in a MF where that is the case every time your SFR empties.

I am currently in the buy and hold market, however I am about to start my first flip and launch a wholesale funnel campaign. Most of the big guys advertise these quick close campaigns. My question is how do the manage to get the title work done in 3 days? Are they evaluating ownership history, liens etc... or do they close so many deals that a title company is willing to plow through the work that quickly? Or are that just using that as bait and draw out the closing? I am sure there are reputable companies out there who would not advertise it if they were not able to follow through.

OKC is a great place to invest but the idea of finding turnkeys at 20-30k is a bit aggressive.
