Post: how many mortgages can 1 person have?

I have 2 questions but will post 2 threads.. first question.. how many mortgages will banks give to 1 person? I read somewhere that 10 was the magic number and then you have to move over to a lender who does portfolio lending and puts you in 15 year ARM's as opposed to 30 year fixed.. is this true? i am in Baltimore Maryland.. its all part of a grand plan that includes 10 + properties and I'm wondering about logistics..

 Hey there I have a great contractor that I have talked about before on this site.. and yes I was hesitant to share his info. However that's not really fair to my contractor as he does need to provide for his family and I do have down times so I would be willing to share his info with anyone if you want to email me for his number I will be happy to provide it

Anyone who reads my posts here know I am willing to share just about anything. However to be honest If I had a really good contractor, it is the one thing would be reluctant to share. Once a contractor has left you they may get so busy with other people's work that you never see them again.

I do like the idea of sharing a contractor with another investor who I have a close relationship, so we can go back and forth as needed with the same  worker as needed.

That said I have shared decent contractors but the people that wanted them said they came in too high.

Okay, question now is: What colors should we choose?

 pick 3 neutral colors, light tan, light grey, and off white.. tell the tenant they have 3 choices if you want them to be happy.. but nothing beyond that..                                                                            as far as listening to their problems i too suffered from this in the first years of owning my first business ( a cleaning business).. I would lend my girls money when they were being evicted, or electric was being turned off etc.. i may come as harsh to you but i am really trying to save you some heartache.. people with money problems who mis- manage their money or just barely pay their bills will always have money problems, so while you think you being kind lending them money for their car, next month it will be a new problem and when you stop lending money  or giving slack you are automatically a *****.. its a  no win situation

Funny story: On another rental, years ago, I painted the house deep pink with purple trim. Women loved it, partying jock guys disliked it. It was student housing. I also have a written clause in all rental agreements: "this is not a party house"! I read it to them and make them agree.

 words that alarm me here are " i like him" " i dont blame him" "  i have some good ideas, like helping him"  " i have tools and expertise" ..wowzers.. i bet if his car broke down and he said he couldnt get to work and might be late on the rent you would lend him the money to get his car fixed, so he could go to work, to pay you the rent on time,,because you like him.. get your heart out of it and your head in it

 I recently inherited an apartment complex and am curious what is considered a fair rate for a good contractor? hourly rate

Sorry I'm a landlord and I would have pained it too, but I would have asked first.. do yourself a favor.. remember this is not your home its your business, and if you want an orange do it at YOUR house.. sounds harsh but.. really only like 2 % of the renting population would really want that color.. if you want to be fancy ( meaning not basic white) go for a nice popular tan or grey.. ho hum boring I know.. but orange in 2 tones.. yikes.. I got a headache just looking at a picture.. what were you thinking?
