We have used Google sketch up in the past for basic drawings that do not need to be stamped by an architect.

If you do not feel like doing it, you could probably go to a local vocational school and give it as a project for the kids to do.

Just begin by taking a rough sketch on a piece of paper with some dimensions and giving it to them with some pictures and they will clean it up.

If money is no object, then Call architect but I would never do that, LOL

Absolutely! It is amazing by knocking on the door and talking to the tenants about working a deal to either pay them to move or rewriting a lease that you can turn a bad situation into a good one.

Depending on what you plan on doing with the property, you may or may not want to keep the people but I have had people that did not pay turn into good tenants just by changing ownership and fixing a few things around the house along with setting new expectations on a new lease agreement.

I would not buy the house unless you’re stealing it without talking to the people first that are occupying the property.

With the current pandemic keep in mind that evictions are more complicated.

I’ve had the same situation. I understand that you are not the United Way, but unfortunately you have stumbled into a situation that you need to assist in.

Talk to local authorities and find a social worker to help get her onto a government program that can help with her rent and get her into a government housing program.

You may be able to do an evection, but given the situation and COVID 19, The courts will be very lenient.

There are programs out there to help her, but plan on taking the next 90 days to get this situated and be very kind during this process.

That’s just my two cents.

You have to take your credit, title seasoning, loan to value, and occupancy status into Consideration.

There may be language in your note That their shall not be a second Junior lien position, but if you bought from the homeowner I doubt they had that language in there.

If you were talking about the point-of-sale, many of the suburbs have that and it is customary for the seller to pay for it. With that said I have been the one that paid for it as the buyer to get the deal done

That’s the first step, then pick a market.
