We are looking at some potential purchases in Cleveland OH.

Hi Manik,

We have owned investment properties in the Cleveland area since 1995.  Cleveland is a great market to own rentals.  As is the case with any market, there are sections of town that are better and those that are worse.  Your investment criteria and objectives need to drive your decision making.  Are you going to be a part timer who is going to concentrate their time on a well paying career?  If so, I would recommend to avoid some of the more seductive "great" deals you may stumble upon.  Oftentimes those are going to have less predictable, more volatile cash flows and will undoubtedly be a much bigger headache.  In such case, concentrating on accumulating a nice stable portfolio that will perform okay over time, is where i would focus.  If, on the other hand, you're going to be a full time investor / rehabber than looking at value add, potentially higher yielding properties may be the right move.  At all times, surround yourself with good people and use your common sense.  If we can help you in any way with analyzing strategy and curating your portfolio, let me know.  Best of luck!
