Are you looking to spend money on marketing to find properties or to find buyers?

The buyers will find you if your deals were good.

So I’m assuming that you were spending your money on finding the deals.

Spending that sort of money you’re going to need a backend system put together to make sure nothing falls through the cracks.

I would honestly suggest hunting with a bow and arrow instead of a shotgun.

You will save money and have a higher response rate with more qualified deals.

I am the president of the real estate investors association in Cleveland, and I can tell you anything you want to know about starting a meet up group.

I would not suggest doing it right now because of the pandemic, we have been very blessed and have still experienced growth during all of this but it is completely different now than how it used to be with getting together.

We were actually in contract to buy a 14,000 square-foot space for our real estate group is kind of like a base camp to all get together and work out of when all of this hit.

I’m actually walking a four-story building today that I’m considering converting into apartments.

I personally do.

You may take title in a trust and sell to one of your buyers in the same entity so they can just retain the insurance.

You would probably be OK to not buy it, but without really diving into the history of the property it would be hard for me to give you that advice.

I would open one, it’s simple and offers some benefits.

There's really no negative to having an LLC at this point for you.

Repurposing is where the money is being made these days.

Keep in mind liability when getting that involved with a tenant.

It is becoming less of a real estate investment that is passive and becoming more of an active business.

Check with your insurance agent on that plan.

With all of that said I think it sounds like a good idea to look into!

I have two of them right now, and yes I do not mind manufactured properties as long as they have surrendered title and have a deed on a foundation.

I would not do any that are in a park with a lot fee.

Keep in mind there is more of a challenge in selling it and getting financing for manufactured homes.
