Set it and forget it - this Pontiac home was recently renovated and rented at $750/month, with the tenant paying all utilities.

Tenants include and elderly gentleman and his nephew, and the home is located in a quiet neighborhood just a couple streets from the border of Bloomfield Hills.

No rehab needed on this one. Owner has replaced the few spots of siding missing in the pictures.

This 2-bed rental was previously a 3-bed, and can easily be converted back.

Property is on a full basement, with a large 2-car (26x24) garage behind.

Long-term section 8 tenant on MTM lease at $625/mo. Tenant currently pays all utilities. You can either keep the tenant as-is, or renovate and bump rents to $850-900/month.

Property will need fresh paint and carpet, drywall patching it a few spots, undercounter kitchen cabinets replaced (hanging cabinets are newer), concrete 3-step out front replaced, and 60sf of roof on back addition replaced. Plus 80sf of frame/160sf drywall to convert back to a 3-bed.

Market rent is between $775-$900 for nearby 2 bed / 1 baths. Tenants are smokers, so the property will need a paint and carpet job should you decide to shoot for market rents. 

If you want to keep things as-is with no hassle, continue with the $6,000+ annual net income.

3320 Fox, Commerce - 3/2, 1,120sf in similar condition sold for $135,000 cash, which is the most recent comparable sale in the last 12 months in the neighborhood

ARV Comparable - 9607 Nestoria, Commerce - 3/1.1, 1,425sf split-level sold for $195,000 within the last 12 months. Just a few streets over from the subject property.

Renovation costs vary widely depending on purchaser, as we all know, but I'd say this needs every bit of $35,000 to finish.
